Description

A new public street has been designed extending from north-south through the site. This new street will be landscaped with quality paving, new street trees, planters and grass areas with opportunities for play. On the western side a terrace of new houses have been carefully designed to be orientated south onto a private terrace above a ground floor garage. This approach enables good amenity for a family house on a narrow plot, and by raising the terrace avoids shading by the house in front. On the eastern side are a series of 5 storey apartment blocks, and the street elevation is characterised by blocks which include generous terraces and balconies. The plan of these blocks is a series of T-shaped buildings; the main spine fronts the street and screens behind a series of generous communal courtyard gardens. Perpendicular finger blocks provide further enclosure and protection to these gardens and ensure southerly views are maximised. The ambition is for quiet and tranquil spaces in an otherwise busy area. Setbacks at roof level provide further opportunities for generous rooftop terraces including a communal roof terrace which provides southerly views over the adjacent Priory Park.

Planning History

Consultation with LB Newham, LB Newham Design Review Panel, and the GLA. Meeting with the DRP was a constructive series of presentations, where the design evolved whilst retaining the key concepts, explored the strategic decisions on layout, height and mass, and then focussed on material and design detail. The development of the two-sided street was explored. In developing these ideas, the unique design of the narrow terrace of houses on the western side of the street contributes greatly to the character of this new route. Opposite, duplex units to the lower levels of the apartment blocks avoid vulnerable ground floor bedroom spaces, wrap up undercroft parking and maximise front doors giving activity along the new street, a key planning ambition. The scheme delivers a strong tenure mix, and a high level of family homes, including houses. The layout seeks to maximise car parking within the site, to appease local concerns, whilst ensuring that this does not dominate or detract from the public realm amenity spaces.
