Description
All apartments have access to external balcony, terrace or garden space. Plots B and C enjoy access to the residential courtyard; all visitors can enjoy the Helios Courtyard and Forecourt. One of the positive moves proposed by the landscape masterplan will be to greatly extend the public realm environment when compared to the spaces that characterise the existing layout. A key to ensuring that these spaces are successful is the inclusion of a clearly defined interface or threshold between the public and private space. Collective Landscape -a variety of public spaces and events within a development site that are part of the public realm centred on the Forecourt space with new connections through the building footprint. These include wider public realm improvements to Wood Lane offering open and inviting interface spaces to the viaduct, Forecourt and Crescent. Inner Landscape -a semi private realm for the use of the residential community offering doorstep amenity space. Private Realm -private spaces for residents use consisting of gardens and terraces as well as defensible space adjacent to building frontages. Publicly Accessible Space: as part of the overall Play Strategy the masterplan recognises the concept of a 'Playable Route' or 'Play on the Way' within the home zone where opportunities for informal play are woven into the proposed public spaces rather than providing standalone fenced off play areas. These spaces will form part of an integrated play environment which caters to the local children and in public areas, provides opportunities for social interaction for all children that access the site. Each plot has integrated play environments knitted into the adjacent landscape features that provide a high quality experience for all users - the children, their carers and the residents who will all appreciate the benefits of a well-designed, well detailed and intriguing playable landscape. The nearby play areas in the park will be upgraded to accommodate the extra demand from children within the scheme. Although these works do not form part of this planning application, the intention is to make a contribution in some capacity to help LBHF deliver these improvements.

Initial planning application approved April 2014. Detailed planning sought for 'Question Mark' including a refurbished plot A, retained nibs on a refurbished plot B and a shallower plan new build plot C with outboard cores. Outline planning for all remaining plots (D, E, F & H), whereas the tower (Plot G) due to its height was a hybrid application (detailed façade and reserved matters internals). Revised planning application consented in April 2015. Detailed planning sought for 'Question Mark' including a new build plot A, nibs removed except one that can be viewed from the Forecourt on a refurbished plot B and a deeper more efficient plan new build plot C with inboard cores. Outline planning again for all remaining plots (D, E, F & H), whereas the tower (Plot G) due to its height was a hybrid application (detailed façade and reserved matters internals).
