Description

The site has been carefully master planned to enable full site-wide accessibility (ramped access) without any steps. The design focusses on a centralised village green space and a number of courtyard spaces around which are clustered the low-rise apartments. Individual apartments are accessed from a first floor deck access which enables all dwellings to enjoy a proper front door experience directly to the outside. Most dwellings have an external garden space or balcony. Consideration has been given to the location and design of car parking spaces across the site so that vehicles assume a low impact.

Planning History

The project includes a Neuro-Rehabilitation Unit for 14 patients, 81 no. complex and extra care units and a health and well-being centre all situated within the pre-existing village condition (of housing and offices). An existing but derelict two-storey former tuberculosis hospital currently dominates the majority of the available site. The need to phase the project for funding and delivery reasons led to the decision to submit a 'hybrid' application for the delivery of the whole project. Full approval sought in 2015 for the Neuro-Rehabilitation Unit and Outline approval for the remainder of the development. Approval for this was granted in 2015 and planning approval for Phase 2 (Reserved Matters) was granted in February 2016.
