Description
The focus of the new neighbourhood is the generous new Plaza situated at the confluence of Wood Street, Marlowe Road and Northwood Tower. The Plaza area will include seating, bicycle parking, space for events and markets, a play space, and a Multi-Use Games Area, all of which provide amenity options for a wide range of people in the community. The space was designed in collaboration with the local business group who organize events in the existing plaza. Family homes with private gardens are provided over a large proportion of the development, and a series of communal gardens are proposed across the scheme.
Planning History
In September 2014 Countryside Properties was selected by Waltham Forest Council as their development partner for the regeneration of Marlowe Road Estate, which suffers from isolation, poor housing stock, and security issues. The planning application scheme submitted in June 2015 comprises the demolition of the existing estate apart from Northwood Tower. The proposed scheme will deliver 436 new homes, of which 150 will be social rent homes for Council residents, re-providing the existing homes to be demolished.. The scheme also delivers 1108.40sqm of new commercial space, to be concentrated around the new Plaza, and to re-provide existing popular shops and community facilities. The scheme has been carefully designed and phased to ensure that existing residents can be rehoused in the new development without having to move away. The proposals were unanimously approved in November 2015.
