Description

Each property will feature a private balcony of at least 7m². The balconies, which are curved to reflect the building's form, will be finished with a bronze or dark grey balustrade, and double-leaf glazed entrance/exit doors. A dedicated child play space for under-fives is to be provided within a shared rooftop garden above the central entrance lobby. Additional amenity space in the form of roof gardens (on the 10th and 19th floor) and ground floor landscaped communal areas will ensure that the development will provide adequate public, communal and private open space, together with significant urban greening.

Planning History

2004: application submitted by previous landowners for part of the site (LPA ref: 04/00216/FUL) for a 10 storey building to provide offices on ground floor and 75 residential units above. The application was withdrawn. 2006: application (LPA ref: 06/00702/FUL) for a 6/7/23 storey building to provide commercial space on ground and first floor and 149 residential units above. The application was refused by the London Thames Gateway Development Corporation in 2008, on the basis that it was of unsatisfactory form and massing, lacked a high quality appearance and finish and did not respond well to its surroundings or wider policy objectives. Swan subsequently acquired the site of 22-48 Cambridge Road and prepared a revised planning application that included LBBD's land at 16-20 Cambridge Road. 2010: application (LPA ref: 10/00438/FUL) for an 8-20 storey building to provide commercial space and 286 residential units above. As the design was not favoured, the application was withdrawn. 2015: current application (LPA ref: 15/01252/FUL) for four inter-linked towers of 8-26 storeys to provide flexible commercial space on ground floor and 274 residential units above. The application was approved at planning committee by LBBD in December 2015.
