Description
The site layout maximises the opportunity for useful outdoor space, balanced with privacy and shared activity where appropriate. There is a large south facing shared communal garden for the apartments, and surrounding streets have been relandscaped as 'home zones'. The new Church created on the site as part of the same development is accessed from Frampton Park and the cafe opens onto a new public green space which can also be used by residents. All apartments above ground level have private balconies, and ground floor apartments have a small private patio area and direct access to the communal garden. The site is well located for public transport and cycle storage is provided.
Planning History
Feasibility design work commenced in 2011, planning permission granted in September 2013, followed by ongoing design and detailed consultation with the Church community and local residents. At planning stage Hackney stipulated the mix to be provided, while the increase in the volume of buildings on the site was addressed through design development exploring the overall massing to create a cluster that contributes positively to the estate, whilst remaining viable, and meeting other constraints. Issues of daylight, sunlight, overlooking, and density were addressed. The 100% private sale tenure mix was permitted through the provision of community benefit in the Church and community spaces. Work commenced on site in March 2014, the Church completed in October 2015, and the apartments in February 2016.
