Dockland Settlements and Clipper Place

Salter Road London SE16 5LJ

Description

This is a diverse residential development with a mix of tenure types and building typologies and its amenity spaces follow suit. The development benefits from being in a conservation area with retained mature trees, bucolic vistas and areas of rejuvenated health, to create wild, ecologically diverse open spaces, within which the new buildings are nested. Central to the development is a large open space for residents and children. The site is host to a number of unique ecological nuances, including a frog route through the creation of a green ribbon across the site, extensive bird and bat nesting features and bio-diverse roofs. All apartments have generous private amenity space.

Planning History

The planning application for this new residential development was submitted in January 2013 and permission granted by the London Borough of Camden in July 2013. Pre-application discussions and consultations were an important and regular event with the local authority and the community during the design development. The brief reflects the local authority's requirement for a balanced mixture of one, two and three bedroom units spread over a mixture of tenures including affordable (social rent and shared ownership) of which a greater proportion of family sized units are designated for social rent. Our scheme for Kidderpore Green successfully introduced a higher density development into an established neighbourhood and was submitted within six months of appointment and approval granted within six months of submission, where a previous planning application had been a long-drawn out process and was eventually withdrawn following local objections.
